Our Story

Founded in 2024 — a choice made by industry veterans

We are a group of practitioners with over two decades of experience in cross-border real estate and immigration. Over the years, we have witnessed too many high-net-worth families pay the price for information asymmetry — inflated return promises, deliberately obscured policy risks, and a transactional “close-and-forget” service model.

In 2024, we decided to do something different.

GlobalPropAI (信达海外) was born. We are not a traditional immigration agency or property broker. We are a private studio of senior advisors, offering independent strategies for overseas residency and asset allocation — from the buyer’s perspective.

Our principle is simple: serve a select few clients, provide only verified information, and recommend only the solutions we would trust with our own families.

Each partner brings 15-20+ years of hands-on experience in cross-border investment, immigration law, or international taxation. Our backgrounds include leading roles at top global real estate funds,跨境 law firms, and family offices, collectively managing assets exceeding RMB 10 billion.

Every recommendation undergoes three independent reviews: policy analysis (licensed immigration lawyer), market valuation (local accredited appraiser), and tax compliance (certified accountant).

We cover only Greece, Japan, and the UAE. We do not believe in a “one-size-fits-all” global approach — only in deep, grounded market expertise.

Partner Network

We maintain long-term relationships with licensed property agencies, registered immigration lawyers, and tax firms in Greece, Tokyo, and Dubai. Every partner has passed at least three years of real project delivery before joining our network.

On Commissions

  • Commissions never influence project ranking or priority
  • Clients may request written disclosure of conflicts before signing
  • Full freedom to engage developers directly if preferred

On Privacy

  • All data stored on encrypted internal systems
  • No third-party access without client authorization
  • Data deletion available upon request (excluding legally required records)

On Compliance

  • We provide information and analytical tools — not legal services
  • All formal applications filed directly by clients with licensed lawyers
  • We never hold client funds; payments go directly to developers or escrow

Your Rights, In Writing

Right to Know

Full due diligence reports are accessible to contracted clients. We do not sell “black box” products.

Right to Withdraw

If unsatisfied within 7 days of the initial consultation, you may request a full refund of advisory fees paid.

Right to Recourse

Disputes may be submitted via the partner direct email. We commit to a written response from a partner within 5 business days.

Specific terms are governed by the signed service agreement.
